    • Full Management Option
    With Full Management We'll:
    • Advertise your unit(s) on our "For Rent" list (we field 100's of inquiries for this list each week!), put up/take down signs at the property, general advertising in local publications & our website!
    • Find & Screen Tenants including criminal background check, credit report, rental verification, income verification, eviction history.
    • Complete all lease paperwork/documents with approved tenants/conduct move-in inspection
    • Collect & maintain Cleaning/Security/Damage deposits
    • Order & keep track of necessary repairs
    • Monthly exterior driveby inspections
    • Collect rents each month from tenants
    • Bookkeeping, we can make utility payments (if any), house payments, insurance payments, deposit to your account(s), or mail your funds directly to you!

    Our management fee for this service is 10% of the gross rents received. We offer a "volume discount" for 4 or more units--Ask us!


    Find Tenant Only Option
    Sometimes an investment property owner is one of those people who enjoys managing their own properties, is very good at it and has no problem saying "yes" or "no" to tenants when necessary. If this sounds like you, we offer a "Find Tenant Only" service.
    This service includes:
    • Advertising in the same manner as the Full Management Option, distributing for rent lists, signs, etc.
    • Applicant screening, with the same diligence we give the full management applications
    • Lease signing, we set you up with all the proper documentation--signing lease paperwork with your new tenants, conduct the move-in inspection and get the tenants set up for you!
    • Collect the 1st month's rent and deposit
    Once we've done all of this for you, management from that point forward is turned back over into your capable hands! We'll provide you with copies of all the pertinent paperwork--no need to see us again until your next vacancy!
